Building & Technical Manager

Salary: £ 50,000
Terms: Permanent Position
Hours: 40 hours per week across Monday to Sunday. Most typically between 8am–6pm, Mon-Fri with some out of hours and overnight work
Reports to: Technical Director
Responsible for: Deputy Facilities Manager, Technicians, Junior Technicians

ABOUT LIGHTROOM

Lightroom is a new permanent projection-based arts venue which opened in Kings Cross, London in February 2023. Created through a joint venture between 59 Productions and London Theatre Company, Lightroom creates remarkable artist-led shows for audiences in London and across the world. 

We invite the world’s leading creative minds to use our vast space and revolutionary technology to create something completely new. Lightroom launched its first show David Hockney Bigger & Closer (not smaller & further away), in 2023. The Moonwalkers: A Journey with Tom Hanks followed later in the same year. Lightroom aims to be the home of stories from the world’s most exciting voices across all disciplines of the arts, music, popular science or beyond.

Lightroom is located in King’s Cross on Lewis Cubitt Square, adjacent to Coal Drops Yard and Central St Martin’s. The innovative showspace was designed by 59 Productions in close collaboration with Haworth Tompkins, who designed the venue as a sister space to the award-winning Bridge Theatre. Along with a generous Foyer and gift shop, the space also contains a bar and seating area in collaboration with St John. In late 2023, Lightroom Seoul opened in the South Korean capital.

ABOUT THIS ROLE

We are looking for a Building & Technical Manager to lead the facilities and technical teams to execute Lightroom’s overall strategy for maintenance and technical operations. They will oversee the management of the building systems on site as well as the management of the technicians who operate the show. 

You will have significant experience in facilities management, and be interested in applying your skills to an exciting new venue in the heart of the Kings Cross Estate. We are interested in people from varied backgrounds who can understand how complex public entertainment venues run and who want to build and nurture our in-house teams. Candidates should be motivated, experienced, highly organised and positive communicators.

KEY AREAS OF RESPONSIBILITY

  • Responsible for creating and managing the PPM schedule, overseeing reactive maintenance, testing, and record-keeping, and maintaining technical systems.
  • Manage contractor and supplier relations, ensuring venue conditions meet high standards for fire, life, and safety.
  • Support the creation and execution of our overarching venue facilities strategy, focusing on sustainability initiatives like carbon reduction and green engagement accreditation.
  • Delivery of Statutory Compliance – FLS which includes, fire, water and all other statutory testing.
  • Liaise and coordinate with the estate team of P2 Kings Cross Estate on matters relating to engineering, M&E, Fire Safety, waste management
  • Perform regular audits, identifying areas for improvement, and implementing new initiatives to benefit the venue and to ensure compliance with standards and improve operational efficiency.
  • Collaborate with internal and external stakeholders, to drive projects that enhance the venue’s technical infrastructure.
  • Responsible for the monthly reports on energy consumption, water usage and waste management. 
  • Manage policies and strategy in relation to all building systems 
  • Administratively, financially and practically manage the facilities on site
  • Lead on RAMS / H&S / Working safely / Venue Risk Assessments
  • Managing site security systems and contractor/visitor procedures
  • Lead on buildings projects such as alterations and changeover of assets in the FOH areas during show turnaround periods.

  • Heating, Ventilation and Cooling (HVAC) 
  • Life safety: Fire Alarm, Sprinklers, Smoke Extract, Fire Curtain
  • Security: Door Access, CCTV, Intruder Alarm, Keys
  • Plumbing: Water supplies, Drainage
  • Access: Lifts, Doors, Shutters
  • Building Management System (BMS) 
  • General Maintenance: Carpentry, Painting, Fixings
  • IT and Networking 
  • Environmental Impact: Carbon Footprint, Waste Management, Sustainable Procurement
  • Training: delivering the in house training of Manual Handling, Working at Height and Fire Marshall

PERSON SPECIFICATION

General

  • Recognised certification/licence to indicate appropriate technical competency/education within an Engineering or Building Services discipline
  • Experience of Building Management System (BMS) operation and management
  • Experience in executing preventative maintenance programs, conducting risk assessments, crisis management delivery and maintaining the asset register
  • Demonstrable experience working in facilities with a technical mindset
  • Strong strategic planning skills and the ability to assess workload and capacity for self and team to manage deadlines
  • Experience of managing budgets and delivering within budget
  • Track record in delivering consistent quality work, while working with multiple workflows
  • A proactive problem solving approach and ability to troubleshoot, when required
  • Resilient, working calmly under pressure, and able to deal effectively with the unexpected
  • Ability to exercise critical thinking and improve service and the departmental procedures

Relationship Management

  • Outstanding communication skills, both verbal and written and an ability to convey complex and detailed information clearly, coherently and in an orderly fashion
  • Ability to lead by example with a high standard of customer care and responsiveness
  • Ability to build positive working relationships with internal and external contacts
  • Experience of team management and ability to support team development and coaching, feedback reviews, supervision of allocation of duties and rota management, creating an environment where team members can thrive

Qualifications /Continuous Development 

  • IOSH/NEBOSH preferable or demonstrable H&S knowledge
  • First Aid Qualification will be required, but can be provided
  • IPAF 3a and 3b will be required, but can be provided
  • Commitment to managing own learning and continuous professional development, and fostering this culture within the team
